35 step Air Conditioning Tune up and Cleaning Procedure

  1. Turn down thermostat, observe room temperature and check operation of condenser.
  2. Go to air handler or furnace and check operation of blower motor.
  3. Turn off power to blower.
  4. Remove and inspect filter. Clean filter, replace if necessary.
  5. Remove evaporator coil access door.
  6. Inspect evaporator coil for cleanliness.
  7. Inspect condensate pan under evaporator for algae, possible blockages. Use anti-algae tablet if necessary.
  8. Inspect and clean blower fan blades.
  9. Inspect fan shaft for excessive play indicating bad bearings.
  10. Oil fan motor, if not permanently lubricated.
  11. Replace coil access door.
  12. Inspect emergency overflow pan, if equipped, for signs of past or present water. If noted, insect main condensate line carefully for blockages.
  13. Inspect wiring at air handler for worn or broken wires.
  14. Inspect duct work for proper insulation and tape. Re-tape if necessary.
  15. Inspect suction line for insulation. Line should be insulated all of the way to the evaporator housing. Replace any missing insulation & tape securely.
  16. Ensure all bolts and screws are installed, replace any missing ones.
  17. Install sticker on unit, clean unit and work area, turn power on and move outdoor condenser unit.
  18. Remove condenser top and fan assembly.
  19. Clean condenser fins from the inside outward using foaming coil cleaner.
  20. Thoroughly wash fins and remove leaves and debris from inside of condenser.
  21. Replace condenser top and fan assembly.
  22. Remove electric access door.
  23. Inspect capacitor for bulging housing, indicating failure in near future.
  24. Inspect high voltage contractor for signs of wear.
  25. Inspect all wiring for wear.
  26. Replace electrical access door.
  27. Install gauges on suction and liquid lines.
  28. Check outdoor ambient temperature.
  29. Check high and low side gauge readings.
  30. Check superheat and or sub-cool readings.
  31. Top off refrigerant levels, if necessary.
  32. Remove gauges and check for leaks at Schrader valves.
  33. Replace access valve caps tightly.
  34. Install waterproof sticker, and pick up work area.
  35. Completely fill out invoice including all work done, any recommended work to be done, and any safety issues with unit.
